1. Multiple or Large Ceiling Stains

Ceiling water stains are some of the most common signs of significant roof leaks. A damaged roof lets precipitation, like rain and melted snow, seep through the ceiling. The moisture then evaporates, leaving your ceiling with discolored mineral deposits.

The larger the spots are, or the more stained areas on your ceiling, the greater the roof damage. It may be wiser to replace your roof if it has numerous leaks and it’s close to the end of its service life.

2. Severe External Damage

If you have binoculars, use them to inspect your roof from the ground. Look for signs of balding, buckling, cracked, or curling shingles or tiles. Check the perimeter of your house for fallen roof parts, too, especially after a storm.

If you spot a lot of roof damage, get in touch with a roofing company for a closer examination. According to roofing blogs, you can get free roof inspections, so take advantage of that. Reliable roofers will then tell you if your roof is salvageable or if the issues are so extensive that you need a new roof.

3. The Age of Your Roof

If you’re unsure how old your roof is, take a look at your home’s building records. All states in the US also make such information available from local governments. These public records will tell you the date of your roof’s installation, even if it’s a replacement.

That information will help you decide if it’s time to replace your roof or if repairs would still work. For example, asphalt shingles last about 20 years on average, while slate and tile can last up to 50 years. If yours is nearing its expected lifespan, repairs likely won’t cut it, so it may be best to get a new roof instead.

4. Repairs Cost Half of What a New Roof Costs

Some online estimates place the cost of a new roof between $5,000 and $10,000 on average. That’s a lot of money, but they come with full warranties of at least five years. More than that, a new roof will also last you for up to several decades.

So, if roof repairs will cost you half of what you’d otherwise pay for a new roof, it makes more sense to go with the latter.
