We all know that one key factor in advertising a property on bulletin boards is photographs. Today, we see a huge variety of variations, formats, quality, and technologies for uploading photos. However, only a small proportion of real estate agents and agencies understand how to make the most of such a resource.

Importance of Photos

Website visitors, seeing an ad that lacks photos, “pass by” without even opening it. Photographs are a key aspect when advertising objects! Each potential client visualizes their ideal house or apartment. And in their head, when making a purchase decision, an approximate picture of what they are striving for has already been formed.

Photos act as a kind of landmark that tells the subconscious whether it is worth paying attention to this property or whether we will pass by and continue searching. In the case of real estate photography, it is more effective to publish low-quality content than to leave the property blank. If you don’t want to waste time studying the requirements for the right photos, contact the specialists. For example, Optica Real Estate Photography Services specializes in making real estate photos in Texas.

Which Photos Work Best

When adding photos to an object card, it is important to remember their content, quality, quantity, and format. Photos should be divided into property categories. Let’s consider three categories: apartments in residential complexes under construction, apartments in completed residential complexes, and houses.

Photos of Apartments in Residential Complexes Under Construction.

A photo of the construction process of a residential complex does not attract a potential buyer. They do not have a clear picture, and there is an internal discrepancy between what they imagine and what they see. Therefore, you need to “reassure” the buyer with the first photographs, which should show a beautiful rendering of the residential complex and infrastructure (they can be taken in the public domain on the developer’s website). Next, indicate the individually drawn layout of the object.

After planning, be sure to take a photo of the apartment’s pre-finishing (I’ll tell you why in the lesson about the sites). Finally, we added fresh photos of the construction stage, which included people and equipment.

And so, the list of photographs of apartments in residential complexes under construction should include:

  • Render of a residential complex and infrastructure (2-3 pcs.)
  • Rendered layout
  • Pre-finishing (1-2 pcs.)
  • Construction stage with people and equipment (2-3 pcs.)

Apartment in Pre-Fine Finish.

The algorithm is similar to the point “apartments in residential complexes under construction.” However, there are subtleties and details. To make it more attractive, photograph the finished complex, its entrance areas, and internal and external infrastructure.

Next, add a drawn layout and a photo of the final finishing. The construction stage will no longer be needed here. A key feature of shooting apartments in completed residential complexes is the ability to reflect all the advantages of the residential complex, which is impossible at the construction stage.

So, the list of photographs of apartments without renovation in completed residential complexes should include:

  • Photos of residential complexes and infrastructure (3-5 pcs.),
  • Rendered layout,
  • Pre-finishing (2-3 pcs.).

Renovated Apartments.

Most buyers would like the finished, renovated apartment of their dreams. However, only some things fit the ideal picture. Your task is to present the property, which has already been renovated, as effectively as possible and highlight all the positive features and advantages of the apartment using photographs.

And so, it is necessary to take photographs of all the apartment premises from different angles and photographs of the residential complex and infrastructure. Add in the following order:

  • Photo of the kitchen or living room (with a window view),
  • Living rooms,
  • Toilet and bathroom,
  • Hallway,
  • Residential complex and infrastructure.

House

Photography of houses is based on a detailed reflection of the external and internal characteristics of the house, site, and nearby infrastructure. The correct arrangement of photographs in a private sector ad will look like this:

  1. External photos of the house,
  2. Photo of the site,
  3. Internal photos (the order is as in the paragraph “renovated apartments”),
  4. Photo of infrastructure.

If you follow these rules and consider buyers’ behavioral patterns, it is possible to make the most effective use of such a factor as a photo.

What to Avoid

Some photos cause a negative reaction from potential buyers. Here are the images you should avoid:

  • low-quality photos/screenshots;
  • overexposed photos;
  • darkened photos;
  • photo with a “littered” horizon;
  • heavily cropped photos;
  • photos with people and animals;
  • photos of garbage and clutter;
  • photos of personal items;
  • photos with advertising banners;
  • photo with car numbers.

Conclusion

A high-quality selection of photographs in an advertisement for the sale or rental of an apartment significantly increases the chances that your offer will be noticed. However, different properties require different types. It is also worth remembering that low-quality shooting can negatively affect sales. Therefore, it is best to hire a specialist for this task.
